Construction Resources analyzed the University Center’s open-lobby skylight that leaked during rain or snow for several years. The conclusion was that the compression gaskets leaked at both the horizontal and vertical legs, and the masonry walls above the roofline did not have wall flashings at the rake sides of the skylight. The entrance’s masonry walls also had significant water entry signs since portions of the walls were exposed to the weather on both sides. CRI designed the scope of repair for the remedial scope of work to solve the multiple water entry issues. A silicone tape was designed to cover all skylight-glazing connections. The masonry walls received stepped through-wall-flashings, were repaired, and received a water repellent. The gutters were replaced and added at the base of the skylight, and the two entrances’ masonry walls were waterproofed and received new siding facades. CRI conducted contract administration and field observation of the work through the final audit. The project has successfully stopped water entry, and the building was named after the past College President, Dr. Church.
